  1. Thanks for the comment on sealers on my site, Fred…looks like we may be brainstorming things together as our basement projects progress! I will check out the sealers — the problem I may have is that the brick is painted (or sealed, not sure) already. So I’ll have to see.

    As for your ceiling issue…The brown joists/floor doesn’t look so bad, in my opinion…I’m debating my ceiling options as well, FWIW.

    Would love to know what you come up with for the ceilings…

    I’m going to post a pretty legnthy post on my experience with sealers. I have about 1065 sq. ft. of wall in the basement. I found the coverage of SunnyDry and Super Thoroseal to be about equal - and it took more than 10 4 gallon gans of those.

    Both of those products *require* a clean, porous surface to work. If you’ve got sealer on the brick, my guess is you’ll have to take it off first to make another product work…

    Unfortunately, the only way *I* know how to do that involves renting sand-blasting equipment.

    I know that latex-based sealers are gaining in popularity — perhaps they can work over an existing painted surface. My gut tells me no… but I hold out hope for you.

    I think a vapor barrier without some kind of wall sealer will definitely cause you trouble though - you’ll get water pooling between the studs.

    In any event, I’ll throw up a link to your site on here. At the least, it’ll remind me to stop by and see how things are going.
